SPRING HAS SPRUNG!


As the weather starts to warm up, many of us begin thinking about spring home improvement projects. It’s a great time to tackle those updates you’ve been planning!


Please remember that most exterior repairs or replacements—such as windows, doors, decks, patios, and other exterior elements—will likely require Condo 1 ARC approval before work begins.


To help your project move forward smoothly, we encourage you to submit your ARC request as early as possible and before signing a contract with any contractor. Our Architectural Review Committee (ARC) needs a little time to review and research each request to ensure everything meets community guidelines.


Submitting early can help prevent delays and keep your project on track.

WATER FLUSHING - APRIL


Waterline flushing schedule for Ocean Pines and surrounding area water systems


The Water and Wastewater Division of Public Works will begin its semi-annual program for flushing waterlines in the Ocean Pines Service Area between the hours of 7:30 a.m. and 4 p.m.


The following proposed Spring 2026 dates for the flushing of the waterlines are subject to change.

April 14 – River Run

April 24 – Pennington Commons Area

April 30 – Bay Point Plantations

April 13 – 29 – Ocean Pines Sections 1-19 (see the sectional chart below or visit http://www.co.worcester.md.us/.../files/OP_Sections.pdf)

Routine flushing of the water system helps to reduce the frequency of discolored water. Public Works crews open and close the hydrants, flushing out the built-up iron deposits. Sometimes, this can lead to temporary increases in suspended iron, which should settle out within a few hours of the flushing.


Please be aware that, even on dates the water lines in your section are not being flushed, it is still possible to experience discolored water. If area residents notice that their water becomes cloudy during these times, please allow the water to run for a few minutes until it becomes clear. 64 GALLON TRASH CAN OPTION NOW AVAILABLE



Several residents have asked whether a smaller trash can option is available through Seagull Disposal, instead of the current 96-gallon blue cans. We tested a 64-gallon toter, and Seagull Disposal confirmed that their equipment can service this size.


While Seagull Disposal does not officially offer a smaller can, they have agreed to make a special exception for Condo 1. Homeowners may use a specific 64-gallon black Toter can, provided the following conditions are met:


  1. The can must be purchased individually by the homeowner
  2. The homeowner is responsible for replacing the can if it is damaged during pickup
  3. The can must be the exact model specified (64-gallon black Toter)

If you would like to switch to the smaller can, please complete the following steps:


By March 31:

Reply to this email confirming:

  1. You want to switch to the 64-gallon black Toter can
  2. You agree to purchase the can and assume responsibility for replacement if damaged.


By April 5:

  1. Purchase the approved can
  2. Store it in your garage alongside your current Seagull container


Tuesday, April 7:

  1. Place your empty blue Seagull can at the curb for removal


Wednesday, April 8:

  1. Seagull will collect the blue can
  2. Begin using your new 64-gallon can for regular pickup


A vinyl decal will be provided to place on your new can for identification.


Additional Notes:

  1. If you prefer to keep your current 96-gallon blue can, no action is required.
  2. No other sizes or colors are permitted as replacements.
